We deliver peace of mind to our owners. By maintaining our owners’ properties in pristine and
sale-ready condition and by minimizing turnover (for we sign longer leases and only rarely
relinquish them at renewal time), and by handling most maintenance issues ourselves, and above all
by consistently paying our rent on time and in full, our owners are completely relieved of the chief
headaches associated with owning income-producing rental property.
We maintain our owners’ properties in move-in ready, sale-ready, picture-perfect condition not least
because our business utterly depends on our doing so. Like our owners, we’ve also got skin in the
game. In order to continue earning the highest reviews with our customers, our properties must be
consistently provided to them in top-notch condition.
We handle almost all maintenance issues that occasionally arise in the course of operations. In fact,
owners never need hear from us regarding most maintenance issues. If something breaks, we simply get
it fixed, right away, and done correctly by qualified personnel. And we pay the maintenance expenses
up to $500 per month. Owners will only be solicited if something major happens (such as a hot water
heater breakage at the end of its useful life).
Our housekeeping staff visit our owner’s property routinely and they assiduously ensure that
everything is functioning correctly, and that nothing is broken. Moreover, at every turnover of our
residents, our housekeepers leave our properties spotless.
Rents are paid on-time and in-full every month. We are proven, dependable, and well-funded
corporation with an impressive track record of consistently paying all bills on-time.
We sign long-term leases (preferably and ideally for three years). So long as our business model
continues to work profitably within a given area, we will always renew our leases for the properties
situated there. We are in this business for the long haul. And we are committed to maintaining an
excellent relationship with our owners and their managers.
We are a proven, reliable partner. As our owners acquire more properties, we gladly follow them to
their new properties and sign more leases with them there. And once owners have leased to us for a
while and have become well acquainted with us and had the opportunity to experience how we operate,

Security Systems, Party Prevention, Quiet Time, Theft Mitigation Controls
In all our properties, we install camara doorbells and other security camaras with views aimed along
all exterior walls and covering every door so that we have eyes on all entrances and exits. We also
install smart window sensors which alert us immediately when windows have been opened wide enough to
allow people to enter the home directly through the windows (partiers do this to circumvent the
security cameras on the doors). We also install Mînut noise and occupancy sensors to prevent
parties, damage, and neighbor complaints. Our operators receive alerts immediately if the occupancy
level, noise volume, humidity, or temperature rises above allowed limits. We are notified straight
away if a fire alarm ever goes off. We also know when our guest-residents arrive and leave the
premises. We can detect motion when our guest-residents are not present. We install smart locks
which we can control remotely over the internet. We always change the lock codes between tenants.
And we install smart lighting which we can also control remotely to deter burglars when guests are
not occupying the home. Moreover, we integrate all these smart home technologies using the I T T T
(if this, then that) automation framework. If an unauthorized party is detected, a cease-and-desist
message is sent immediately to the guest-residents via multiple channels. But of course, we do our
utmost to screen out potentially problematic short-term tenants so that we never host them in the
first place. We also install digital sound level meters to provide immediate feedback to our guests.
Our guest-residents can see for themselves when their collective volume rises too loud. These
decibel signs have proven very effective at curbing excessive noise levels. Studies of digital road
speed feedback signs (i.e., “Your Speed ___” signs) have demonstrated their efficacy. So far,
parties really haven’t been a problem for us (knock on wood) not lease because we are assiduously
proactive at preventing them. This surveillance may all sound a bit Orwellian. But we dial it down
substantially once we are assured that our new tenant-guests are going to prove fantastic,
respectful residents and polite neighbors. But of course, we don’t have camaras inside the house or
record any conversations inside or outside. Instead, our technology merely monitors noise levels
using AI algorithms that can reliably detect the number of occupants on premises and distinguish
between sounds emitted from TVs or Smart Speakers and actual humans present. And needless to say, if
a family stays with us for several months and wants to throw a birthday party for their kid during
the afternoon on a weekend for example, this is certainly not a problem. What is a problem and what
we proactively deter and prevent is a large group of people gathering to throw an unauthorized,
property-destroying, neighbor infuriating, particularly large and obscenely loud party. We’ll stop
such parties before they get started. We are also currently experimenting with cannabis and
cigarette particulate smoke detectors to prevent unauthorized smoking and vaping.

Many healthcare professionals travel on occasion and indeed some of them travel quite
frequently and routinely for their work. Ten Crests provides temporary housing
accommodations for traveling physicians, nurses, and other medical professionals who
particularly desire accommodation throughout the duration of their temporary assignments in
a residential home setting. We design our properties for sojourning medical professionals’
unique needs. These folks seek a home to reside in temporarily with their families. And that
is where we come in. Ten Crests manages an inventory of short-term housing which is
strategically placed to address the needs of these nomadic workers. Our inventory includes
homes which are located near hospitals and other medical centers to serve the needs of this
demographic.

Construction and Disaster Relief Workers
On special assignment, such as during emergencies, construction teams labor long and arduous
hours performing their demanding, difficult, hard physical work. And at the end of their
long tiresome workdays, disaster relief workers desire the comforts of a well-appointed,
cozy home. Ten Crests furnishes our homes using only the highest quality mattresses and
blackout curtains to facilitate deeply restful slumbers. And many of our homes include
relaxing creature comforts such as hot tubs, saunas, pools, and jetted tubs. Whether on
temporary assignment for a construction project or responding to a natural disaster, Ten
Crests provides comfortable accommodation suitably designed to satisfy, please, and delight
these essential workers.

Military
In the military, duty-station rotation is a fact of life. A soldier must obey orders. And
contrary to popular supposition, for various reasons, military relocation orders are
frequently not provided far enough in advance to allow families adequate time to figure out
their new housing situation. Ten Crests aids these families and comes to their rescue. Our
inventory includes temporary housing properties which are conveniently located near military
bases. We acquire properties strategically located within the best school districts near
military installations for the convenience of the soldiers who serve there and for their
families.

Ten Crests acquires properties in our inventory which are intentionally situated near
sporting arenas, training camps, and universities. We provide hassle-free accommodations for
athletes and the sporting organizations who sponsor them. Ten Crests accommodations are
carefully crafted to provide maximum comfort for athletes during their temporary relocations
which typically occur during training season.

For various reasons, companies of all sizes on occasion need to temporarily relocate some of
their staff or need to provide temporary or interim housing for new or prospective staff.

often, as it happens, there is not much forewarning available for corporations to plan for
their staff relocations well in advance of the event. Necessary staff relocations simply
arise organically as business conditions suddenly change. Ten Crests provides hassle-free
housing, partnering with corporations every step of the way to relocate their staff with
utmost ease, continuity, and comfort. We aide corporate staff by assisting with many
relocation details and relieve staff from many relocation-related concerns so that they can
better remain focused on their responsibilities in their new assignments.

Property design, furnishing, setup, & staging
Once a lease is signed with a property owner, either directly with the owner or with a management
company, in very short order, we will have the owner’s property professionally designed, fully
furnished and beautifully decorated, lighted, staged, professionally photographed, and queued up in
our marketing system. All these tasks are completed typically within just a few days.
And soon thereafter, the first occupants will arrive to dwell in, to relax in, and to thoroughly
enjoy their new tastefully designed and thoughtfully appointed home-away-from-home. Hospitality is
